What It Is
Communities Unlimited provides interim financing to help rural and underserved communities access funding by financing pre-development expenses for water and wastewater systems including costs for engineering, audits and other eligible services.
Communities Unlimited has been a U.S. Treasury-certified Community Development Financial Institution (CDFI) since 2001.

Chris Ranniger
Chris Ranniger is a Senior Economic Development Loan Officer for Communities Unlimited (CU). On top of commercial loans, Chris also handles CU’s environmental lending. He meets with borrowers to develop relationships, helps them get all accurate documents, and ensures they are properly prepared for the loan process. He guides clients through the loan process and works with the loan committee to ensure that everything is ready for loan closing.
Chris has a retail management background and experience handling inventory and annual sales. Chris has a B.A. in Finance from Stephen F. Austin State University in Nacogdoches, Texas. Chris works out of CU’s East Texas office.

- Up to $500,000
- 1% Origination Fee
- Maturity up to 2 years
- Full repayment of Communities Unlimited loan from grant funding sources
Eligibility
- Residents must be in a rural area, town or community with a population not exceeding 10,000
- Existing Water/Wastewater Systems, no private entities
- Project must meet intended-Use guidelines for eligible entities and projects
- System’s revenue used as collateral
- Monthly interest payments made by automatic draft
- Multiple disbursements
