The story of the grand opening for a shared office space between Communities Unlimited (CU) and Legacy Institute for Financial Empowerment (LIFE) didn’t start with a ribbon cutting in Lufkin, Texas.

It started with a gap.

Years ago — before there was an office in Lufkin, before partnerships were fully formed — communities across East Texas were filled with entrepreneurs who had ideas, drive, and determination, but nowhere to turn for affordable capital or guidance. Traditional systems weren’t built for startups or small-scale business owners. For many, opportunity stalled before it ever had a chance to begin.

Over time, CU worked to change that — laying the groundwork across East Texas piece by piece. What began as lending has grown into a broader approach that includes entrepreneurship support, financial education, and community sustainability.

The grand opening in Lufkin marks the next step in that evolution.

The new office is the result of years of relationship-building and shared vision. It’s a place where someone working to rebuild their credit can take the first steps toward homeownership or business ownership. Where small business owners who have been turned down by traditional lenders can access the capital they need. Where education and opportunity are no longer fragmented, but connected.

“From the start in East Texas, we have always focused on building partnerships,” CEO Ines Polonius said.

This is such a deep-rooted partnership to actually share space, that it's in a lot of ways symbolic of where we've come over the last couple of years.”

CU brings small business lending and technical assistance. LIFE brings expertise in personal financial education and credit building. Together, they address a long-standing challenge in rural communities: the gap between financial readiness and access to capital.

That partnership is both symbolic and strategic.

Too many entrepreneurs have been locked out of traditional financing. Too many families have relied on predatory options. Too many viable ideas have never had the chance to grow into businesses that create jobs and strengthen local economies.

Chris Ranniger, Senior Economic Development Loan Officer at CU, sees that reality every day.

“The biggest barrier is probably education,” Ranniger said. “A lot of business owners, when they first get started, they don’t know what they need to do. They don’t know where to start. They don’t have a plan.”

The Lufkin office is designed to respond to that challenge — bringing education, coaching, and capital into one place so entrepreneurs don’t have to navigate the system alone.

“If a person doesn’t know how to do a personal budget, if a person has poor individual credit, then it’s going to make it more difficult for them on the business side to be successful… so we generally focus on the personal first,” said Joseph Caesar, founder of LIFE.

Together, these services create a clearer starting point — where someone can walk in needing help with credit and leave with a plan for a business. Where a side hustle can grow into something sustainable.

Where individual progress begins to extend into the broader community.

That broader impact is exactly what long-term partners like T.L.L. Temple Foundation have invested in. Their support has helped expand CU’s presence across East Texas — not just through programs, but by strengthening the systems that support entrepreneurs.

“When these types of investments trickle down and change the lives and lift up our communities, that’s the real goal that we’re chasing after,” said Andrew Harmon, Program Officer at the T.L.L. Temple Foundation.

And those changes are already visible.

New businesses are opening. Main Streets are seeing renewed activity. Entrepreneurs who once relied on high-interest loans or credit cards are now accessing responsible capital and building more stable futures.

In many ways, this moment is both a milestone and a starting point.

Because this office represents more than a location — it reflects a model rooted in partnership, backed by long-term investment, and designed to meet people where they are.

And if Lufkin is any indication, that model will continue to shape economic opportunity across East Texas.

“I see this as the backbone and honestly one of the first crucial steps,” Harmon said. “When you give individuals the opportunity and show them that it’s possible… it creates a domino effect.”
